The original villages. Grogan's Mill, Panther Creek and Indian Springs date from the 1970s and early 1980s. These homes were well built and are generally well maintained, but their bathrooms reflect the era: compartmented layouts, small separate shower stalls, cultured marble vanity tops, and in the oldest of them, drain lines that are reaching the end of their service life. The most common request here is opening up a compartmented master bath and replacing an undersized shower stall with something you can actually turn around in.
The newer villages. Sterling Ridge, Alden Bridge and Creekside Park are 1990s through 2010s construction with the opposite profile — sound plumbing, generous master suites, unused garden tubs, and post-tension slabs. The Woodlands is governed by covenants administered through its residential design review process, which is considerably more active than a typical suburban HOA. It concerns itself with what is visible from outside — exterior materials, colors, additions, tree removal — and interior bathroom work is essentially never in scope. But if your project touches an exterior wall, adds a vent penetration, or changes a window, clear it before we start rather than after.
